Welcome to Palm Coast, FL!

Palm Coast is nestled between St. Augustine (25 miles to the north) and Daytona (30 miles to the south) and is a part of Flagler County. Running along the scenic A1A River and the River to Sea Preserve, Palm Coast offers a perfect mix of golf resorts, beaches, fishing, and walking and biking trails through lush nature preserves.

Palm Coast has a unique history. In the 1950’s Palm Coast was still mostly trees and swamp and tourists paid money to hunt and fish here. Then in 1969 ITT began developing the area with 48,000 home sites on approximately 42,000 acres of the 68,000 acres (28,000 ha) owned by ITT. On October 29, 1970, ITT built Palm Coast's welcome center. This date is now celebrated as Founder's Day. In 1975 Flagler County established Palm Coast Service District and began collecting taxes and providing services like fire, street lighting, and animal control. The timing proved wise, as in 1985 there was a major fire that burned 131 homes, and thirteen years later, in 1998, there was another fire that made national news because the entire county was told to evacuate, displacing 45,000 people. In 1999 the residents voted to incorporate Palm Coast, moving it from a service district to an official city.

The neighborhoods of Palm Coast are organized by and often referred to by the first letter of each street name plus the word "section". For example, the C-Section and the P-Section. However, many people also refer to their neighborhoods by the names on the monument signs, such as Belle Terre and Cypress Knoll.

There are gated and non-gated HOA communities within Palm Coast, but the majority of the city is HOA free. However, this doesn’t mean it’s the Wild Wild West. Palm Coast has a number of ordinances to preserve the look and feel of the community, but they may not be a perfect fit for everyone. We can help you navigate them and make sure you not only find your dream home, but that it’s in your dream city.
