The Roof Problem That Became a Brand-New Roof

The Situation

During our buyers’ home inspection, our inspector used a drone to photograph areas of the roof that would otherwise have been difficult to see closely.

The photos showed unusual residue on the shingles. It could have been easy to note it in the inspection report and move on.

But Matt’s background as a custom home builder made him look at it differently.

The Team Territo Strategy

Matt recognized that what we were seeing could indicate a manufacturing defect rather than ordinary wear.

He researched the issue, contacted the shingle manufacturer and pursued the concern on behalf of our buyers.

This is also why we are particular about the inspectors we recommend. Not all home inspections — or inspectors — are created equal. We work with high-level inspectors who use tools such as drone photography and provide the detail we want our buyers to have when making a major purchase.

But finding something is only the first step. Knowing what it may mean and what to do next matters just as much.

The Result

A FULL ROOF REPLACEMENT AT NO COST TO OUR BUYERS BEFORE CLOSING.

Instead of purchasing a home with a potentially significant future roofing expense, our buyers moved forward with a brand-new roof.

Why Representation Mattered

An inspection provides information.

Experienced representation helps a buyer interpret that information, ask the next question and know when something deserves further investigation.

For our buyers, Matt’s combination of real estate experience and hands-on construction knowledge turned a few unusual marks on a roof into one of the most valuable outcomes of the transaction.
