Solution

Team Territo determined to address THREE MAJOR ISSUES keeping the property from selling:

  1. TACKLE the DEFERRED MAINTENANCE to showcase the home in its proper light.

  2. REMOVE the eyesore of a wall dividing the Family Room into two offices.

  3. STAGE the home so prospective buyers could visualize the potential of each space.

With the Team Territo Concierge Program, we were able to handle every issue that made the property look neglected. To get the property ready for sale, we hired subcontractors to take care of the deferred maintenance, generally spruce up the place and remove the living room dividing wall.

Then we staged the home so prospective buyers could envision all the possibilities this property offered. We had the exterior pressure washed to freshen it, prepped the home for photography, which included proper lighting, and enlisted much-needed pool services. Not only did we coordinate and manage all the subcontractors, we fronted the money for the associated expenses so the Seller was free from dealing with anything from out of town


Within a few days of listing it, the home was under contract for $100,000 more than the lowball offer from working with the former agent. We also procured a back-up contract in the event the primary contract cancelled. Both the primary and back-up contracts were above list price.
